Great news! I’m breaking into the real estate business in San Miguel de Allende. Has to be easier and less-crowded than local foodie and influencer gigs.
Here’s my first offering: a modestly priced fixer-upper on the outer edge of the hot and trendy Colonia Guadalupe neighborhood. It is a mostly flat, — one, two three, four … — 10-minute walk to Centro. And we all know how incredibly important it is to walk to Centro.

It is positioned adjacent to busy Calzada De La Aurora but previous tenants say the thick wooden walls provide a gratifying noise-dampening experience. The location is the center of the SMA cultural universe — steps from Fabrica Aurora, the city’s only English-language book store, numerous hipster dining experiences, and — I’m gonna say this without looking at a map — an OXXO store!
This little gem was previously both an Air B&B and VRBO featured unit, owned by a Mexico City investment consortium which is getting out of the business now that it has to comply with zoning and minimum tourism-occupancy standards as well as pay — ugh — taxes and tourism fees.
Can you say, “The seller is motivated”?
True, this unit has seen better days. It used to have little flower boxes and a front door. Potential buyers take note: Because it is a tree, it is not a potential tear-down. It has a great front lawn with maintenance-free artificial turf — a major selling point as the municipal water supply begins to make that giant sucking sound thanks to unrestrained commercial and residential development.
It has been checked and cleared for termites and legal action has been initiated to remove the current tenant, a squirrely squatter.
Sorry, no pool or jacuzzi but if you climb to the top-most levels, there is an excellent view of the Paroquia. Which, with appologies, means we are going to have to add big bucks to the final price. (On the plus side, no mountain view so no price inflation there.)

Properties like this are one-of-a-kind opportunities, if you are looking to put down roots in San Miguel de Allende. They don’t grow on trees, you know.

One caveat: because of the unique and historic nature of this property, there is a height requirement in effect for prospective owners. An especially propitious prospect for woodland fairies, diminutive elves, and selective breeds of unicorns.
